Bathroom resealing for Clapton homes and businesses

Bathroom resealing for homes and businesses in Clapton

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with leaks into the floor or ceiling below and black spots spreading through the bead, across kitchen worktops & upstands, shower trays & enclosures and wet rooms.

Hard London water leaves limescale on sealant, grout and taps alike. In Clapton, bathroom resealing is as much about a room looking cared for as about keeping water out.

Your questions about bathroom resealing in Clapton

Is parking a problem for a job in Clapton?

Parking in Clapton, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do you take on hotel work around Clapton?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Can I choose the colour of the sealant?

Most people choose white or clear, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Are you fully insured?

Yes. Full insurance covers our work.

How much does bathroom resealing cost in Clapton?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or drop us an email and tell us what needs doing and where.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

What we are called out for in Clapton

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

People generally contact us when they notice one of these:

  • A reseal done over the top of the old bead
  • A joint torn by a bath that flexes
  • Gaps between the worktop and the wall
  • A bead that has pulled away from the tiles

For an older house near a landmark such as Church of St James the Great, older homes can move a little, which is hard on rigid grout and tired sealant.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Squeegee the walls and tray after use
  • Avoid abrasive pads on the sealant
  • Wipe up water along the back of the worktop
  • Give the silicone its full cure time

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

For landlords and businesses

For anyone letting property in or around Clapton, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

What bathroom resealing looks like in Clapton

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

Clapton is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Letting a property close to Clapton station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take half a day or less for one room, longer when the kitchen is included. In Clapton, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions

Advice

When something else is needed

We’ll always be straight with you, so here’s what sealant cannot fix:

  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that is regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Surface by surface

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
