Bathroom resealing in N16: how it works
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across N16. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, baths and kitchen worktops & upstands, and people most often call us about leaks into the floor or ceiling below and gaps between the worktop and the wall.
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What affects the price in N16
Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Bathroom resealing across N16: local notes
In N16, bathroom resealing takes in flats, houses, rentals and businesses, in Highbury, West Hackney and Mildmay and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across N16 is planned around the weather.
West Hackney: West Hackney is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Rented homes near Rectory Road station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What affects the quote in N16
Call for a quick quote. What matters most is:
- When we can work, for business premises
- Any mould that needs treating
- How many areas need sealing
- The size of the job
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Photos by email, if that’s easy
- Roughly how big the job is
- If someone has resealed it before
- Where the property is

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
When something else is needed
We will not take on work that won’t last, so here’s what sealant can’t put right:
- Loose or hollow tiles, or failed tanking behind them
- Cracks in the tray itself rather than the joint
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Keep scourers and sharp tools away from the bead
- Use gentle cleaners on the silicone
- Dry worktop joints after washing up
- Look for lifting corners and small gaps now and then
Wipe up standing water along the worktop joint. A dry joint lasts longer.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal.

Your questions about bathroom resealing in N16
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Does the resealing come with a guarantee?
Yes. Every job carries our one-year guarantee.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
