Bathroom resealing for homes and businesses in Mildmay
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We’re often asked to deal with gaps between the worktop and the wall and mouldy sealant that has gone black, across wet rooms, sinks & splashbacks and shower trays & enclosures.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Mildmay are no different.
All of our work is guaranteed for twelve months.

What sealant work can’t fix
We’ll always be straight with you, so here’s what new sealant will not do:
- Cracked or missing grout between tiles (that’s regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
- Movement from a bath with loose feet or no proper support

Mildmay questions
I let a flat near Dalston Kingsland station. Can you help?
Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.
I live in a flat in Mildmay. Can a failed seal leak into the flat below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you work in Mildmay?
Yes. We work in Mildmay and the rest of Greater London. For a quote, ring 0345 464 0079 or email us.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
How do I get a quote for bathroom resealing in Mildmay?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

The process
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job usually takes half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. In Mildmay, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit

How the job changes by surface
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Why deal with it now?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. In a flat in Mildmay, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Never pick at the silicone with a blade
- Move toiletries away from the joint
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just ring 0345 464 0079 or send us an email.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
