Regrouting for Mildmay homes and businesses

Regrouting for homes and businesses in Mildmay

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. We work on shower walls, bathroom floors and tiled floors, and the jobs we see most are old grout in a dated colour and grout washed out of a shower.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on the area. In Mildmay, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

What regrouting looks like in Mildmay

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Dalston Kingsland station, a regrout while the flat is empty is quicker than working around a tenant. Homes close to Church of St Jude and St Paul include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Signs you need regrouting in Mildmay

Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before we start.

The most common problems we see are:

  • A grout colour that no longer suits the room
  • Corners filled with grout instead of silicone
  • Good tiles let down by tired grout
  • Grout that stays dark however much it’s cleaned

Mildmay is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

What your quote should include

  • Is VAT in the price?
  • What the cure time is
  • Whether the sealant suits the joint
  • What insurance they hold

Choosing a sealant specialist

When it isn’t the sealant

It helps to know what we cannot do:

  • Cracked or broken tiles
  • Failed tanking or waterproofing under the tiles
  • Tiles that have come away from the wall

If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

What we seal

  • Bathroom floors
  • Tiled floors
  • Wet rooms
  • Kitchen splashbacks
  • Shower walls
  • Bathroom wall tiles

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Avoid neat bleach and strong acid descalers on grout
  • Wipe water off the walls when you are done
  • Clean with a soft brush, not anything metal
  • Get any tile that moves checked promptly

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.

Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it so early action pays.

Why it’s worth doing now in Mildmay

Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler for homes in Mildmay.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

What you get with us

Your questions about regrouting in Mildmay

Can worn sealant in a flat in Mildmay cause a leak downstairs?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Do you take on hotel work around Mildmay?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Do you cover Mildmay?

Yes. We are based in Crawley and work across South East England, London and Scotland, Mildmay included.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Should corners be grouted or sealed?

Corners get silicone, not grout. They move slightly, and grout there cracks.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

How long does the job take?

That depends on the amount of work, but as a guide it takes anything from a few hours to a full day, depending on the area. We’ll tell you when we quote.
