How we handle regrouting in Hoxton
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. If you have shower grout that has worn away and cracked grout along the bath or tray, we can put it right, whatever the surface.
London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Hoxton more than a cosmetic job.

When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:
- Cracked or broken tiles
- Loose tiles, which need refixing first
- A leaking shower valve or waste
If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

Regrouting in Hoxton: local notes
There are hotels and other places to stay in and around Hoxton. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
Hoxton is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you live in an older home near Church of St Anne with St Columba, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Hoxton station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Different surfaces, different methods
Corners and edges
Corners flex as the building moves, so we seal them rather than grout them.
Bathroom floors
New floor grout makes a big difference to how a bathroom looks. The edges where floor meets wall or bath get silicone.

What happens on the day
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to a full day, depending on the area. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit

Advice
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We cut it out and start again.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Clean with a soft brush, not anything metal
- Give the walls a quick rinse after use
- Open a window or run the fan to clear steam
- Have loose tiles looked at early
We will tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.
If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
Your questions about regrouting in Hoxton
Could a tired shower seal in my Hoxton flat affect the neighbours below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Do you work in hotels near Hoxton?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Could my grout be a different colour after regrouting?
Yes. Many customers do. A darker grout hides marks better, while lighter grout brightens a room.
Where are you based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
How long does the job take?
Typically it takes a few hours, or longer for a fully tiled room. Bigger jobs take longer.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
How we quote for regrouting
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
To make quoting easier, let us know:
- Roughly how big the job is
- Whether it’s a home or a business
- Whether it has been sealed before
- Where the job is, and your postcode
Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand.
