A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you ring 0345 464 0079 or send us an email. Typical jobs include dirty, worn grout on a tiled floor and grout that’s cracking and breaking up, on wet rooms, kitchen splashbacks and tiled floors.

Hard London water leaves limescale on sealant, grout and taps alike. In St Luke's, regrouting is as much about a room looking cared for as about keeping water out.

A one-year guarantee comes as standard.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How it works

At the end, we look at the finished work together. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. In St Luke's, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Getting ready for the visit

  • Move anything stored near the joints
  • Let us know about parking restrictions

What the job involves on each surface

Corners and edges

Internal corners move, so they get silicone, not grout.

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.

Landlords, agents and businesses in St Luke's

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

For anyone letting property in or around St Luke's, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

How we quote for regrouting

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • When we can work, for business premises
  • Whether the work is at height

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

When you contact us, these details help:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now

Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand.

What we cannot put right

A few problems are outside what sealant work can do:

  • Cracked or broken tiles
  • A structure that flexes behind the tiles
  • Failed tanking or waterproofing under the tiles

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.

What we seal

  • Wet rooms
  • Tiled floors
  • Bathroom floors
  • Shower walls
  • Bathroom wall tiles
  • Kitchen splashbacks

Your questions about regrouting in St Luke's

Could a tired shower seal in my St Luke's flat affect the neighbours below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

I let a flat near Old Street station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or email us with the details for a clear quote.

Do you come to St Luke's?

Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes St Luke's.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Where are you based?

We work from Crawley. Our applicators cover St Luke's, along with the rest of our area.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

How do I get a quote for regrouting in St Luke's?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

Bathrooms and kitchens in St Luke's

London has hard water, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

Letting a property close to Old Street station? Then a regrout while the flat is empty is quicker than working around a tenant. Managing a site like St Luke's CofE Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Jewin Welsh Presbyterian Chapel, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

St Luke's is about 2 miles north of London, in Greater London. Wherever you are in the N1 postcode area, we can carry out regrouting at your property. St Luke's is one of 764 towns and villages in Greater London where we work for regrouting.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Run the extractor fan during and after a shower
  • Do not ignore a tile that feels loose
  • Give the walls a quick rinse after use
  • Use a soft brush rather than a wire one

Check the corner silicone now and then. Corners flex, so it’s usually the first thing to need attention.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
