Regrouting in City of London

Regrouting for homes and businesses in City of London

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water has a way in behind the tiling. We rake it out and replace it, then reseal the corners and edges. We’re often asked to deal with a grout colour that no longer suits the room and stained grout that cleaning won’t shift, on kitchen splashbacks, bathroom floors and bathroom wall tiles.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In City of London, that is a good reason to put tired sealant and grout right early.

What regrouting looks like in City of London

There are hotels and other places to stay in and around City of London. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London’s water is hard, so limescale builds up on sealant, grout and fittings.

In the older streets around St Olave Old Jewry, walls and floors in older homes can move, and sealant and grout show it first. City of London is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. If you look after a building such as Fashion Retail Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why deal with it now?

Bleach can lighten stained grout for a while, but mould that has got into grout normally comes back. Replacing the grout and resealing the edges is a lasting fix. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in City of London, the repair is bigger than the sealant job would have been.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, or longer for a fully tiled room. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.

Preparing for the visit

  • Let us know about parking restrictions
  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints

Honest limits

It helps to know what we can’t do:

  • A structure that flexes behind the tiles
  • Cracked or broken tiles
  • Water coming from plumbing rather than grout

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

Surfaces we seal

  • Bathroom floors
  • Tiled floors
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Shower walls
  • Wet rooms

Different surfaces, different methods

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.

What affects the quote in City of London

For a quick quote, just ask. What matters most is:

  • The product the joint needs
  • The old material and how stubborn it is
  • The amount of work
  • Whether there’s mould to deal with

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or drop us an email.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Avoid neat bleach and strong acid descalers on grout
  • Rinse the tiles after showering
  • Get any tile that moves checked promptly
  • Run the extractor fan during and after a shower

Wipe the tiles down after a shower keeps water off the grout. Run the extractor fan or open a window so the grout dries between uses.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

City of London questions

Do you work for landlords with property near London Cannon Street station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Do you work for hotels and guest houses in City of London?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Can you regrout if a few tiles are loose?

Loose tiles need refixing before regrouting. We’ll point them out at the start.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Should corners be grouted or sealed?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

What does regrouting cost?
