Bathroom resealing in EC2Y: how it works

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We’re often asked to deal with a reseal done over the top of the old bead and sealant that has split, shrunk or peeled away, on shower trays & enclosures, kitchen worktops & upstands and sinks & splashbacks.

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Bathroom resealing across EC2Y: local notes

EC2Y has homes of every age, old and new, and in places like EC2Y there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across EC2Y is planned around the weather.

City of London: If you live in an older home near St Olave Old Jewry, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Fashion Retail Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Leave it or put it right?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect.

Questions to ask before booking

  • What the cure time is
  • What preparation is included
  • Is the old sealant removed completely?
  • Whether they’re fully insured

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Move toiletries away from the joint
  • Dry worktop joints after washing up
  • Wait for the cure time we give you
  • Stick to a soft cloth and a mild cleaner

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Signs you need bathroom resealing

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

Any of these means the joints need attention:

  • Shrunken sealant along the back of a worktop
  • Cracked, shrunken or lifting silicone
  • Mouldy sealant that has gone black
  • A reseal done over the top of the old bead
