How bathroom resealing works in SE1
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We are often asked to deal with water getting behind the kitchen upstand and a messy, uneven bead from a previous reseal, across wet rooms, shower trays & enclosures and kitchen worktops & upstands.
At the end, we look at the finished work together and explain the cure time. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

Bathrooms and kitchens across SE1
From Aldgate, Bermondsey and Elephant and Castle to its smaller places, homes across SE1 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in SE1, surfaces are cleaned back properly before new sealant goes in.
Bermondsey: Bermondsey is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Rented homes near London Bridge station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What we’re called out for in SE1
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Signs it’s time to call us include:
- A bead that has pulled away from the tiles
- A reseal done over the top of the old bead
- A messy, uneven bead from a previous reseal
- Leaking joints on a shower screen
Surface by surface
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Failed grout lines across the wall
- Loose or hollow tiles, or failed tanking behind them
- A tray or bath that is cracked through
What affects the cost of bathroom resealing
The price is agreed before any work begins. It’s based on:
- How many rooms, windows or areas are involved
- Access and height
- The number and length of the joints
- The product the joint needs
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
Helping us quote
When you contact us, it’s useful to know:
- What’s wrong with the joints now
- The type of property
- If someone has resealed it before
- Where the job is, and your postcode
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved before giving you a price.
Aftercare tips
To keep the joints looking good and working properly:
- Keep an eye on the corners, where splits start
- Squeegee the walls and tray after use
- Don’t let bottles sit on the bead
- Dry worktop joints after washing up
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
