Bathroom resealing in Elephant and Castle
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Elephant and Castle. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on sinks & splashbacks, basins & vanity units and baths, and the jobs we see most are a reseal done over the top of the old bead and failed sealant on the screen profile.
Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Elephant and Castle, that’s a good reason to put tired sealant and grout right early.

Elephant and Castle homes and their sealant
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. Elephant and Castle has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Homes close to Metropolitan Tabernacle include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Elephant & Castle station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What we can’t put right
Before booking, it’s worth knowing the limits:
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
- A tray or bath that’s cracked through
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before booking.

How it works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a morning or an afternoon for most single baths and showers in most cases. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Elephant and Castle. A visitor permit or a nearby bay makes the visit run more smoothly.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.

Advice
Signs you need bathroom resealing in Elephant and Castle
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Most people get in touch after spotting something like this:
- Leaks into the floor or ceiling below
- Cracked, shrunken or lifting silicone
- Gaps where the bath or tray has moved
- Failed sealant on the screen profile
Elephant and Castle is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
What to look for in a quote
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
- How much experience the applicator has

Why act early in Elephant and Castle
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes. If we find a deeper problem, you will hear it from us. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Elephant and Castle.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.
Why us?
- White, clear, grey or another colour, product permitting
- We are fully insured

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Questions from Elephant and Castle
Is parking an issue for bathroom resealing in Elephant and Castle?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Can worn sealant in a flat in Elephant and Castle cause a leak downstairs?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
Are you fully insured?
Yes, we are fully insured for every job we do.
Can landlords and businesses book you?
Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
How long before the new sealant can get wet?
Normally after around 24 hours. You will get the exact cure time before we leave.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Keeping the joints in good condition
Aftercare is simple:
- Give the silicone its full cure time
- Move toiletries away from the joint
- Look for lifting corners and small gaps now and then
- Clean with a mild bathroom cleaner and a soft cloth
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
