How bathroom resealing works in SE11
Across SE11, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on sinks & splashbacks, baths and shower trays & enclosures, and people most often call us about new sealant laid over old sealant that is now lifting and a bead that has pulled away from the tiles.
Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
How we quote
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Nearby too are St Peter's Church (less than half a mile south), Lambeth Palace Library (0.5 miles north), Lambeth School of Art (under half a mile south) and The Jolly Gardeners pub (less than half a mile north-east). Vauxhall has its own railway station: Vauxhall station. Well-known places in the area include Baynard's Castle (1.7 miles north-east) and Gabriel's Wharf (1.3 miles north). For a walk, there’s Ludgate Hill and St. James's Park Lake.
Bathroom resealing across SE11: local notes
SE11 has homes of every age, old and new, and in places like Kennington, Elephant and Castle and Southwark there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in SE11, joints are cleaned back properly before anything new goes in.
Vauxhall: Schools such as Vauxhall Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Vauxhall station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Why act early?
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.

How the job changes by surface
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
When it isn’t the sealant
In fairness, there are a few things sealant won’t fix:
- Failed grout lines across the wall
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
Work for landlords, hotels and businesses
We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
SE11: your questions answered
Where are you based?
We work from Crawley. Our applicators cover SE11.
Does the resealing come with a guarantee?
Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
How do I get a quote for bathroom resealing in SE11?
It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or send us an email and tell us what needs doing and where.
