About bathroom resealing in SE5

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We are often asked to deal with sealant that has split, shrunk or peeled away and failed sealant on the screen profile, across sinks & splashbacks, shower trays & enclosures and wet rooms.

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes half a day or less for one room, longer when the kitchen is included, and the area is left clean.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Bathroom resealing across SE5: local notes

SE5 has homes of every age, old and new, and in places like East Dulwich, Bermondsey and North Brixton there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in SE5.

East Dulwich: For site and facilities teams at buildings such as Dog Kennel Hill School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near East Dulwich station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Give the silicone its full cure time
  • Do not leave water standing on kitchen joints
  • Dry the bead with a towel now and then
  • Run the extractor fan during and after every shower

In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

What sealant work cannot fix

Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • A bath or tray that moves because it is not properly supported

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Why it fails

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Look out for any of the following:

  • Shrunken sealant along the back of a worktop
  • A messy, uneven bead from a previous reseal
  • Leaks into the floor or ceiling below
  • Mouldy sealant that has gone black

How the job changes by surface

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

SE5 questions

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Where are you based?

We work from Crawley. We cover SE5 and the rest of Greater London, along with the rest of our area.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee.
