Our bathroom resealing service in SE23
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks, and the jobs we see most are mouldy sealant that has gone black and lumpy, uneven sealant from a DIY attempt.
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job usually takes around two hours for one bath or shower, longer for a whole bathroom, and we tell you how long to leave it before we go.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Where we work in SE23
Across SE23, from Sydenham, Perry Vale and Crofton Park outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in SE23, joints are cleaned back properly before anything new goes in.
Perry Vale: Managing a site like Perrymount Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. As a London address, Perry Vale can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
When something else is needed
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Cracked or missing grout between tiles (that’s regrouting)
- Loose or hollow tiles, or failed tanking behind them
- A tray that rocks until it’s re-bedded
Why act early?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.
Questions to ask before you book
- Which sealant they’ll use, and why
- Whether they’re fully insured
- The length of the guarantee
- What happens if they find a problem under the old sealant
Signs you need bathroom resealing
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
If you can see any of these, it’s time to have the joints looked at:
- Leaks into the floor or ceiling below
- A messy, uneven bead from a previous reseal
- A bead that has pulled away from the tiles
- Two layers of silicone, both failing
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Stick to a soft cloth and a mild cleaner
- Do not let bottles sit on the bead
- Open a window or run the fan so the room dries
- Wipe up water along the back of the worktop
Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
How the job changes by surface
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Your questions about bathroom resealing in SE23
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
Can you do several jobs on one visit?
Yes. Just list everything you need.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Do you cover SE23?
We do. Our applicators work in SE23, and the service is the same as everywhere else.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Where are you based?
We work from Crawley. Our applicators cover SE23, along with the rest of our area.
