Our bathroom resealing service in SE12

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on wet rooms, sinks & splashbacks and shower trays & enclosures, and common reasons people get in touch are gaps where the bath or tray has moved and new sealant laid over old sealant that is now lifting.

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a morning or an afternoon for most single baths and showers.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Where we work in SE12

Across SE12, from Eltham, Hither Green and Well Hall outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across SE12 is planned around the weather.

Lee: Lee is in London, so parking needs planning: let us know about parking bays, permits or a driveway. In the older streets around Church of the Good Shepherd, older homes can move a little, which is hard on rigid grout and tired sealant.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

When it is not the sealant

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Different surfaces, different methods

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

How we quote for bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • The number of rooms or windows
  • The old material and how stubborn it is
  • Any working-time requirements on site
  • Which sealant suits the joint

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The type of property
  • What’s wrong with the joints now
  • Where the property is
  • A few pictures by email, if you can

There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, ring 0345 464 0079 or email us.

Why deal with it now?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite.

Questions from SE12

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Can landlords and businesses book you?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
