Bathroom resealing in Downham

Bathroom resealing for homes and businesses in Downham

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. If you have cracked, shrunken or lifting silicone and black mould in the silicone that won’t clean off, we can help, on basins & vanity units, shower trays & enclosures and baths alike.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Downham are no different.

All our work comes with a 12-month guarantee.

Common problems we fix in Downham

Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Signs it’s time to call us include:

  • Water getting behind the kitchen upstand
  • Black spots spreading through the bead
  • Smears of silicone across the tiles
  • A bead that has pulled away from the tiles

Letting a property close to Grove Park station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • Is the old sealant removed completely?
  • What the cure time is
  • What happens if they find a problem under the old sealant
  • Which sealant they’ll use, and why

Our hiring checklist

How we quote for bathroom resealing

Your quote is based on your job. We look at:

  • Working hours on commercial sites
  • Access and height
  • Whether there’s mould to deal with
  • The size of the job

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

To make quoting easier, please include:

  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs
  • If someone has resealed it before
  • How many joints, rooms or windows are involved

There’s no standard price list. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or send us an email.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How it works

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In Downham, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

When something else is needed

A few problems are outside what sealant work can do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Common questions in Downham

I live in a flat in Downham. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

Do you work for landlords with property near Grove Park station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Will the old sealant be removed?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

My sealant has gone black. Can you sort it?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you have insurance?

Yes. We’re fully insured.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.
