Bathroom resealing in BR1: how it works

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on basins & vanity units, baths and kitchen worktops & upstands, and common reasons people get in touch are mouldy sealant that has gone black and lumpy, uneven sealant from a DIY attempt.

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the amount of work.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Bathroom resealing across BR1: local notes

In BR1, bathroom resealing takes in flats, houses, rentals and businesses, in Bromley, Chislehurst and Catford and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in BR1.

Plaistow: For landlords with property near Sundridge Park station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Plaistow is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Aftercare tips

So the new joints stay in good condition:

  • Keep the fan on for a while after bathing
  • Look for lifting corners and small gaps now and then
  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then

Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It takes into account:

  • The number of rooms or windows
  • Working hours on commercial sites
  • Mould in or behind the old joints
  • The product the joint needs

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Helping us quote

When you contact us, these details help:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is

What sealant work can’t fix

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint
  • A tray or bath that’s cracked through

What happens if it’s left?

Sorting it now is quick: the work takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too.
