Bathroom resealing across BR6: what to expect

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on basins & vanity units, sinks & splashbacks and baths, and the jobs we see most are water escaping at the shower enclosure and cracked, shrunken or lifting silicone.

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. Expect the work to take around two hours for one bath or shower, longer for a whole bathroom, and we explain the cure time before we leave.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Bathroom resealing across BR6: local notes

BR6 has homes of every age, old and new, and in places like Orpington, Bromley and St Mary Cray there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in BR6, surfaces are cleaned back properly before new sealant goes in.

Broom Hill: Broom Hill is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you let a flat or house near Orpington station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Run the extractor fan during and after every shower
  • Give the silicone its full cure time
  • Keep scourers and sharp tools away from the bead
  • Dry worktop joints after washing up

In a kitchen, don’t let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last.

What your quote should include

  • Is VAT in the price?
  • How long to leave it before use
  • How hidden problems are handled
  • What product goes in the joint

Surface by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

What we are called out for in BR6

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Any of these means the joints need attention:

  • Smears of silicone across the tiles
  • Leaks into the floor or ceiling below
  • A reseal done over the top of the old bead
  • Splits where the tray meets the wall

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Water coming from the plumbing rather than the joint
  • Tiles that have come away from the wall
  • Failed grout lines across the wall

Your questions about bathroom resealing in BR6

Do you cover BR6?

Yes. We work in BR6, as part of our work across South East England, London and Scotland. For a quote, phone 0345 464 0079 or send us an email.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you guarantee your resealing?

Yes. Our one-year guarantee covers every job, and we’re fully insured.
