Bathroom resealing across TN16: what to expect
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you phone 0345 464 0079 or email us, and we will give you a clear price before any work starts. We work on baths, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about a bead that has pulled away from the tiles and water escaping at the shower enclosure.
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How we quote
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
What you get with us
- Over 20 years’ experience
- Anti-fungal sanitary silicone in wet areas
- Sealant colour chosen to suit
- Colour agreed with you before any work starts

Bathroom resealing across TN16: local notes
From Biggin Hill, Westerham and Tatsfield to its smaller places, homes across TN16 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in TN16.
Biggin Hill: Biggin Hill is in London, so parking needs planning: let us know about parking bays, permits or a driveway. For site and facilities teams at buildings such as Oaklands Primary Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
When it is not the sealant
We will not take on work that won’t last, so these are the limits:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
Why it fails
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
The most common problems we see are:
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
- Leaks into the floor or ceiling below
- Black spots spreading through the bead
Leave it or put it right?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last.
Questions to ask before booking
- The length of the guarantee
- How much experience the applicator has
- What the cure time is
- How the joint is cleaned and prepared
What affects the quote in TN16
Your quote is based on your job. We look at:
- Any working-time requirements on site
- The number and length of the joints
- Access and height
- How much old sealant there is and how hard it is to remove
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Any previous sealing or DIY work
- Photos by email, if that is easy
- Any access issues, like height or stairs
- How many joints, rooms or windows are involved
For bathroom resealing in TN16, ring 0345 464 0079 or drop us an email. Tell us what the problem is and where, and you will get a clear quote before we start.
Keeping the joints in good condition
So the new joints stay in good condition:
- Never pick at the silicone with a blade
- Let new sealant cure fully before it gets wet
- Move toiletries away from the joint
- Clean with a mild bathroom cleaner and a soft cloth
Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
TN16: your questions answered
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or drop us an email.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Do you cover TN16?
Yes. We are based in Crawley and work across South East England, London and Scotland.
Can tenants book the work?
Yes. Check with your landlord; we can send the quote to them too.
