Bathroom Resealing in Brasted

Problem with your baths, showers and worktops in Brasted? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.

  • Shrunken sealant along the back of a worktop
  • Cracked, shrunken or lifting silicone
  • A messy, uneven bead from a previous reseal

When to call us in Brasted

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Any of these means the joints need attention:

  • Gaps between the worktop and the wall
  • Sealant that has split, shrunk or peeled away
  • Lumpy, uneven sealant from a DIY attempt
  • Two layers of silicone, both failing

Brasted is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Questions to ask before booking

  • How hidden problems are handled
  • How much experience the applicator has
  • Is the old sealant removed completely?
  • What product goes in the joint

Choosing a sealant specialist

Bathroom resealing in Brasted

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Brasted. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. If you are dealing with splits where the tray meets the wall and a bead that has pulled away from the tiles, we can put it right, whatever the surface.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Brasted, bathroom resealing is as much about a room looking cared for as about keeping water out.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

Common questions in Brasted

Can you help a landlord with a rental near Dunton Green station?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Can worn sealant in a flat in Brasted cause a leak downstairs?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. Cutting out the old sealant and laying a new bead early stops it getting that far.

How long will the resealing take?

It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before any work starts.

Can you just seal over the old silicone?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Is there any odour?

Possibly a little. It fades as the sealant cures.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

What happens on the day

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Brasted. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky
  • Move anything stored near the joints

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the cost of bathroom resealing

There’s no set price list, because jobs vary so much. What we look at:

  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • The number and length of the joints
  • Access and height

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Roughly how big the job is
  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • Where the job is, and your postcode

Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand, and we’ll take it from there.

Brasted homes and their sealant

London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

Managing a site like Combe Bank School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St Martin, older homes can move a little, which is hard on rigid grout and tired sealant.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t torn the first time it’s used.

What sealant work cannot fix

To be straight with you, there are a few things sealant will not fix:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.

  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms

Leave it or put it right?

Sorting it now is quick: the work takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Brasted, the repair is bigger than a sealant job.
