Regrouting in Brasted
Our applicators work in Brasted on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Shower grout that has worn away
- Cracked grout along the bath or tray
- Floor grout that won’t come clean
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Regrouting in Brasted
We take the old grout out to a consistent depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. If you’re dealing with grout in corners that has cracked and grout washed out of a shower, we can help, on kitchen splashbacks, bathroom wall tiles and tiled floors alike.
London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Brasted, regrouting is as much about a room looking cared for as about keeping water out.
There’s a 12-month guarantee on every job, whatever its size.

What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours, or longer for a fully tiled room, and the area is left clean. In Brasted, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- We fill the joints with new grout, then clean the tiles.
- We reseal the internal corners and edges with silicone.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises
- Tell us about any previous sealing or DIY attempts

Advice
How the job changes by surface
Shower walls
Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.
Bathroom floors
Cracked floor grout can point to movement underneath. We check the tiles before regrouting.
Brasted homes and their sealant
London has hard water, so limescale builds up on sealant, grout and fittings. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
If you live in an older home near Church of St Martin, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Brasted is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Schools such as Combe Bank School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Movement in a stud wall or floor
- Tiles that are loose or hollow behind
- Waterproofing that has failed below the tiling
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Why act early in Brasted
Regrouting won’t help where tiles have come away. We point that out first, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Brasted, the repair is bigger than a sealant job.
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, phone 0345 464 0079 or email us and we will give you an honest view and a quote.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Clean with a soft brush, not anything metal
- Use a squeegee on the tiles after showering
- Give the walls a quick rinse after use
- Open a window or run the fan to clear steam
Have any tile that moves checked right away. A loose tile cracks the grout around it and lets water in.
Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

What affects the quote in Brasted
The price is agreed before any work begins. It’s based on:
- Working hours on commercial sites
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- The product the joint needs
The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- Where the job is, and your postcode
- Roughly how big the job is
- Photos by email, if that is easy
- If it’s domestic, commercial or a hotel
To get a quote, ring 0345 464 0079 or email us with the location and a short description of the problem. We’ll give you a clear quote before any work starts.
Your questions about regrouting in Brasted
Can you help a landlord with a rental near Dunton Green station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Is parking a problem for a job in Brasted?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Do you guarantee regrouting?
Every job comes with our 12-month guarantee, and we are fully insured.
When can I use the shower again?
You’ll get a clear time from us before we go. The grout and sealant both need to cure before they get wet.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
How long does the job take?
It depends on the size of the job, but most jobs take anything from a few hours to a full day, depending on the area. We will give you a better idea when we quote.
