- Grout that stays dark however much it’s cleaned
Regrouting in Toy's Hill
Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. We work on wet rooms, bathroom floors and bathroom wall tiles, and common reasons people get in touch are good tiles let down by tired grout and floor grout that has worn and darkened.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Toy's Hill are no different.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What happens if it’s left?
Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Toy's Hill.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Signs you need regrouting in Toy's Hill
Grout that was put in corners cracks because those joints flex. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.
If you can see any of these, it’s time to have the joints looked at:
- A grout colour that no longer suits the room
- Discoloured grout on otherwise sound tiles
- Floor grout that won’t come clean
- Cracked or crumbling grout lines
As a London address, Toy's Hill can be tricky for parking: let us know about parking bays, permits or a driveway.

How the job changes by surface
Shower walls
The grout in a shower takes the brunt of the water. We rake it out and regrout and renew the silicone at the edges.
Bathroom wall tiles
We can regroute all the walls in a bathroom, depending on size. It’s a good time to change the grout colour.
Toy's Hill: your questions answered
I live in a flat in Toy's Hill. Can a failed seal leak into the flat below?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. Cutting out the old sealant and laying a new bead early stops it getting that far.
Do you work for landlords with property near Edenbridge station?
Yes. We work for letting agents and landlords as well as householders. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.
Can you regrout if a few tiles are loose?
Tiles that have come away need sorting first. We will point them out at the start.
Do you grout the corners?
Flexible sealant. Grout is for the joints between tiles, while corners and edges need a joint that can move.
Is resealing included with regrouting?
We usually do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you do commercial work?
Yes. We can plan bigger jobs in stages.
The process
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, or longer for a fully tiled room. In Toy's Hill, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.
How to prepare
- Mention any leaks or damp you’ve noticed
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work

Advice
How we quote for regrouting
Jobs vary more than people expect. What affects the quote:
- Any mould that needs treating
- The product the joint needs
- Access and height
- How many areas need sealing
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.
Asking for a quote
When you contact us, it’s useful to know:
- If someone has resealed it before
- The problem you’ve noticed
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
Want a quote for regrouting? Please call 0345 464 0079 or email us and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Keeping the joints in good condition
So the new joints stay in good condition:
- Keep the fan on after showering
- Get any tile that moves checked promptly
- Rinse soap off the tiles after each shower
- Keep an eye on the silicone along the edges
Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

Regrouting in Toy's Hill: local notes
London has hard water, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
Schools such as Ide Hill Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Mary at South End of Village Green include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
