About our bathroom resealing in Puddledock
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for two layers of silicone, both failing and cracked, shrunken or lifting silicone, across baths, wet rooms and basins & vanity units.
Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Puddledock, that is a good reason to put tired sealant and grout right early.
You get a 12-month guarantee, the same in Puddledock as everywhere else we work.

How the job changes by surface
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
How it works
The work is kept neat and contained to the joints we are treating. The job usually takes half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go. In Puddledock, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
- Try not to wet indoor joints just before the visit

Honest limits
We will always be straight with you, so here’s what new sealant will not do:
- Failed grout lines across the wall
- Damage behind the tiles that needs a tiler
- Cracks in the tray itself rather than the joint

Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What you get with us

Your questions about bathroom resealing in Puddledock
Can parking be tricky for a visit in Puddledock?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Could a tired shower seal in my Puddledock flat affect the neighbours below?
Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Bathrooms and kitchens in Puddledock
London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
Puddledock is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For landlords with property near Edenbridge station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Holy Trinity Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How to look after the new joints
Aftercare is simple:
- Let new sealant cure fully before it gets wet
- Stick to a soft cloth and a mild cleaner
- Don’t let bottles sit on the bead
- Keep the fan on for a while after bathing
Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
