Oxted Bathroom Resealing
Bathroom resealing across Oxted and nearby, with old sealant always removed completely.
- Black mould in the silicone that won’t clean off
- Leaking joints on a shower screen
- Lumpy, uneven sealant from a DIY attempt
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and the area is left clean. A visit to Oxted is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
How to prepare
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises

Bathroom resealing in Oxted, done properly
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. If you’re dealing with two layers of silicone, both failing and mouldy sealant that has gone black, we can help.
In a smaller place like Oxted, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
Each job carries a 12-month guarantee, large or small.

FAQs for Oxted
Do you cover Oxted for bathroom resealing?
Yes. Our work covers London and the South East, and Oxted is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear price.
Do you work for landlords with property near Hurst Green station?
Yes, we work for landlords and agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Does the resealing come with a guarantee?
Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.
Where do you work from?
We work from Crawley. We cover Oxted and the rest of Surrey.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Different surfaces, different methods
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. In a smaller place like Oxted, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- Any working-time requirements on site
- How many areas need sealing
- Mould in or behind the old joints
- The type of sealant required
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- How we’d reach the joints
- Photos by email, if that’s easy
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Check the joints every few months for splits or lifting
- Squeegee the walls and tray after use
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Bathrooms and kitchens in Oxted
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Homes close to St Agatha's Hall include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Schools such as Hazelwood School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Hurst Green station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
