Honest limits

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:

  • Cracked brickwork or render that needs a builder or plasterer
  • Movement that is more than a sealant joint can take
  • Adding movement joints to masonry that has none

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

What we seal

  • Concrete & block
  • Joints between brick and frames
  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints

External mastic for homes and businesses in Oxted

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We strip the joint back and start again. We’re often asked to deal with water getting into walls through failed joints and joints with sealant missing in places, across concrete & block, joints between brick and frames and render & cladding joints.

Homes around Oxted range from older cottages to newer houses, with walls and rooflines of every type. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

You get a one-year guarantee, the same in Oxted as everywhere else we work.

Common questions in Oxted

Will you come out to Oxted?

Yes. Oxted is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do external mastic in Oxted?

Yes. We work across London and the South East, and Oxted is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear price.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you when we finish.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

How to look after the new joints

To keep the joints looking good and working properly:

  • Leave the joints unpainted unless we have said otherwise
  • Keep soil, plants and ivy away from the joints
  • Wash walls gently around the sealant
  • Tell anyone working on the walls about the movement joints

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

How the visit works

When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. Most jobs take anything from a few hours to several days, depending on the building. For a job in Oxted, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions

Advice

What we’re called out for in Oxted

Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.

Common reasons people contact us include:

  • Movement joints filled with mortar instead of sealant
  • Brick movement joints where the sealant has split
  • Cracked joints where brick meets render or frames
  • Moss and dirt in joints with no sealant left

For landlords with property near Hurst Green station, split movement joints are easy to miss on a rental until damp shows inside.

What to look for in a quote

  • Is the old sealant removed completely?
  • How long to leave it before use
  • What happens if the job turns out different
  • Is VAT in the price?

Landlords, agents and businesses in Oxted

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

External mastic in Oxted: local notes

With historic houses such as Titsey Place (about 2 miles north-east) nearby, there’s older building stock in the area around Oxted as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as St Agatha's Hall, an extension built onto an older house moves differently, and the joint between them takes the strain. For site and facilities teams at buildings such as Hazelwood School, larger buildings have long runs of movement joint that eventually need resealing.

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. In a smaller place like Oxted, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.
