Common problems we fix in Limpsfield

Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.

Most people get in touch when they notice something like this:

  • Water getting into walls through failed joints
  • Rigid filler in a joint that should flex
  • Gaps where render, brick and frames meet
  • Weathered mastic that no longer stretches

For landlords with property near Oxted station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • How the surfaces are prepared before sealing
  • Whether VAT is included
  • Who does the work, and how experienced they are
  • Which colour the sealant will be

About our external mastic in Limpsfield

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. We work on copings & trims, brickwork movement joints and render & cladding joints, and the jobs we see most are old sealant gone brittle and cracked and brick movement joints where the sealant has split.

Outside joints can only be sealed when they’re dry, so work in Limpsfield is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

All our work comes with our 12-month guarantee.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. In a small place like Limpsfield, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work

FAQs for Limpsfield

Will you come out to Limpsfield?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Oxted station?

Yes, we work for landlords and agents. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

What does external mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Do you take out the old sealant first?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Why do you put foam in the joint first?

That’s backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only.

When something else is needed

It helps to know what we can’t do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Loose or hollow render, which needs re-rendering
  • Subsidence or other structural problems

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

What we seal

  • Concrete & block
  • Copings & trims
  • Brickwork movement joints
  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What the job involves on each surface

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible in all weathers.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.

How to look after the new joints

To keep the joints looking good and working properly:

  • Avoid pressure-washing directly into sealant joints
  • Clear growth from the base of walls and joints
  • Have failed joints looked at early
  • Keep water from gutters off the wall

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

Outside joints around Limpsfield

Historic houses like Titsey Place (about 1.3 miles north) are a reminder that the area around Limpsfield has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Limpsfield CofE Infant School, its movement joints, gutters and trims need looking after like any other building’s. Homes close to Church of St Peter include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

How we quote for external mastic

Your quote is based on your job. We look at:

  • Access and height
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • How many areas need sealing

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

To make quoting easier, let us know:

  • Where the property is
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you are ready, ring 0345 464 0079 or send us an email.
