External mastic in Caterham

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on brickwork movement joints, render & cladding joints and concrete & block, and people most often call us about joints with sealant missing in places and sealant pulling away from one side of the joint.

Garage door frames, porches and roofline trims are all part of external work in a town like Caterham. Where two materials meet, they move differently, and the sealant has to allow for it.

We stand behind the work with a one-year guarantee.

Questions from Caterham

I let a flat near Caterham station. Can you help?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Is external mastic in Caterham guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Can a movement joint be filled with mortar?

No. Rigid materials can’t move with the wall, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The process

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. In Caterham, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky

What we cannot put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Structural movement, which needs a surveyor or engineer
  • Walls that need new movement joints cut into them

If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Joints and surfaces we work on

  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Copings & trims
  • Joints between brick and frames

Different surfaces, different methods

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.

External mastic in Caterham: local notes

With historic houses such as Titsey Place (about 4.7 miles east) nearby, there’s older building stock in the area around Caterham as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around Sacred Heart Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For site and facilities teams at buildings such as Hillcroft Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Caterham station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured for the work.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Act on the first splits you see
  • Keep soil, plants and ivy away from the joints
  • Point out the joints to other trades
  • Avoid pressure-washing directly into sealant joints

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Small splits are the time to act. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.

How we quote for external mastic

The price is agreed before any work begins. It’s based on:

  • Any working-time requirements on site
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

What we need to know

To make quoting easier, please include:

  • Where the property is
  • Any access issues, like height or stairs
  • Roughly how big the job is
  • Photos by email, if that’s easy

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, ring 0345 464 0079 or email us.
