Our external mastic service in Surrey
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. Common call-outs are for old sealant gone brittle and cracked and rigid filler in a joint that should flex, across façade panels, copings & trims and brickwork movement joints.
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. Most jobs take a few hours for a handful of joints, longer for a whole elevation.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.

Near you in Guildford
Locally, jobs take us to homes and businesses close to Surrey Maths School, Sandfield Primary School and Guildford High School and the streets around them. You’ll also find Church of St John the Evangelist (under half a mile east), Stoke Park (within half a mile east) and The King's Head pub (less than half a mile south-east). Guildford’s nearest station is London Road (Guildford) station, about 0.6 miles south-east. A little further out are Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). Open spaces near Guildford include Silent Pool and Pewley Hill.
External mastic across Surrey: local notes
In Surrey, external mastic work takes in houses, flats and commercial buildings, from Guildford, Woking and Camberley to the quieter places in between. Every outside joint is sealed dry and clean, so the forecast decides the day.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across Surrey is planned around the weather.
Guildford: For site and facilities teams at buildings such as Sandfield Primary School, its movement joints, gutters and trims need looking after like any other building’s. Homes close to Church of St John the Evangelist include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.
How the job changes by surface
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.
Render joints
The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.
Signs you need external mastic
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.
The most common problems we see are:
- Failed seals between different materials
- Brick movement joints where the sealant has split
- Weathered mastic that no longer stretches
- Failed sealant between panels on a façade
When something else is needed
It helps to know what we cannot do too:
- Adding movement joints to masonry that has none
- Failed render or damaged cladding panels
- Cracks in the bricks or render themselves, away from the joints
Work for landlords, hotels and businesses
Landlords and agents in Surrey can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
How we quote for external mastic
Your quote is based on your job. We look at:
- Which sealant suits the joint
- When we can work, for business premises
- The number of rooms or windows
- How easy the joints are to reach
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
When you call or email, it’s useful to know:
- Whether it’s a home or a business
- Photos by email, if that is easy
- Any previous sealing or DIY work
- Where the job is, and your postcode
Need a quote? Please phone 0345 464 0079 or email us and tell us about the job. We’ll explain what we’d do and give you a clear price before we start.
FAQs for Surrey
Can a movement joint be filled with mortar?
No. Cement or mortar cannot stretch, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.
Can new sealant go over the old?
No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
When is the sealant fully cured?
Different products cure at different speeds, so follow the cure time we give you.
What is a movement joint?
A vertical gap in a long brick wall is generally a movement joint. It lets the bricks expand without cracking.
Do you use backing rod?
Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.
Do you come to Surrey?
Yes. We’re based in Crawley and work across South East England, London and Scotland.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
