External & façade joints in Stanford Common, Surrey

Movement joints in Stanford Common need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.

  • Sealant pulling away from one side of the joint
  • Rigid filler in a joint that should flex
  • Moss and dirt in joints with no sealant left

Need external mastic in Stanford Common?

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Have failed joints looked at early
  • Look over the joints every year, ideally after winter
  • Point out the joints to other trades
  • Leave the joints unpainted unless we have said otherwise

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.

A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

External mastic in Stanford Common, done properly

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. We work on concrete & block, brickwork movement joints and façade panels, and the jobs we see most are weathered mastic that no longer stretches and failed seals between different materials.

External sealant needs dry, clean surfaces, so work around Stanford Common is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

Big or small, it’s backed by our one-year guarantee.

Stanford Common: your questions answered

Will you come out to Stanford Common?

Yes. Stanford Common is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Brookwood station?

Yes. We work for landlords and letting agents as well as homeowners. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

Can you seal joints between render and window frames?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working. We’ll reseal it with a flexible sealant.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

How often do external joints need resealing?

It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly and reseal when it splits.

How long before the joint can be used?

It depends on the product. Before we leave, we’ll tell you the cure time.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. For a village or hamlet like Stanford Common, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Damp that isn’t coming from the joint
  • Cracks in the bricks or render themselves, away from the joints
  • Failed render or damaged cladding panels

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think.

Joints and surfaces we work on

  • Concrete & block
  • Render & cladding joints
  • Brickwork movement joints
  • Façade panels
  • Copings & trims
  • Joints between brick and frames

Walls and rooflines in Stanford Common

With historic houses such as Wanborough Manor (about 3.5 miles south) nearby, there’s older building stock in the area around Stanford Common as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Knowl Hill School, its movement joints, gutters and trims need looking after like any other building’s. In the older streets around Church of St Michael and All Angels, the joints between older walls, newer extensions and the roofline need a sealant that can move. If you let a flat or house near Brookwood station, outside joints that have cracked can let damp into a rental, so check them between lets.

What happens if it’s left?

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost near the open joint, so the damage spreads beyond the joint. Where a wall is exposed, as many are in small places like Stanford Common, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
