Stanford Common: your questions answered

Is Stanford Common within the area you cover?

Yes. Stanford Common is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do bathroom resealing in Stanford Common?

Yes, Stanford Common is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

What colours of sealant can you use?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Does the resealing come with a guarantee?

Yes. Our 12-month guarantee covers every job, and we’re ARBOMaster approved applicators.

Bathroom resealing for homes and businesses in Stanford Common

Homes in Stanford Common have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for two layers of silicone, both failing and a joint torn by a bath that flexes, across baths, basins & vanity units and sinks & splashbacks.

Somewhere as small as Stanford Common, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Wipe the sealant dry after showering
  • Clean with a mild bathroom cleaner and a soft cloth
  • Wait for the cure time we give you
  • Open a window or run the fan so the room dries

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Do you need bathroom resealing in Stanford Common?

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Common reasons people contact us are:

  • Leaks into the floor or ceiling below
  • Cracked, shrunken or lifting silicone
  • Water getting behind the kitchen upstand
  • A reseal done over the top of the old bead

Schools such as Knowl Hill School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

10 questions to ask before booking

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What happens on the day

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Stanford Common needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

What the job involves on each surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Bathroom resealing around Stanford Common

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Brookwood station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of St Michael and All Angels include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Older cottages and farmhouses around Stanford Common can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.
