How we handle bathroom resealing in Fairlands

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and people most often call us about cracked, shrunken or lifting silicone and splits where the tray meets the wall.

Homes around Fairlands are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Whatever the size of the job, you get the same 12-month guarantee in Fairlands and across Surrey.

Your questions about bathroom resealing in Fairlands

Can you help a landlord with a rental near Guildford station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

Do you work in hotels near Fairlands?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

What information do you need?

A short description and the location. We’ll ask anything else we need to know.

Do you come to Fairlands?

Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes Fairlands.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Are you fully insured?

Yes. Mr Mastic is fully insured.

How long before the new sealant can get wet?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

Where do you work from?

Mr Mastic is based in Crawley. We cover Fairlands and the rest of Surrey.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Don’t leave water standing on kitchen joints
  • Give the silicone its full cure time
  • Open a window or run the fan so the room dries
  • Wipe the sealant dry after showering

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

How the job changes by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Why it’s worth doing now in Fairlands

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Older cottages and farmhouses around Fairlands can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why Fairlands customers choose us

  • 12-month guarantee on every job
  • Tidy, careful work
  • Old sealant always removed completely
  • Over 20 years’ experience

What sealant work cannot fix

We will not take on work that won’t last, so these are the limits:

  • A bath or tray that moves because it isn’t properly supported
  • A cracked shower tray or bath (that needs repair or replacement)
  • Water coming from the plumbing rather than the joint

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

What we seal

  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • Access and height
  • How many rooms, windows or areas are involved

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What’s wrong with the joints now
  • Whether it’s a home or a business
  • How we’d reach the joints
  • How many joints, rooms or windows are involved

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or email us.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for a single bath or shower. In a small place like Fairlands, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints

How to get a quote

There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, ring 0345 464 0079 or drop us an email.

Advice

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What bathroom resealing looks like in Fairlands

Fairlands has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you live in an older home near St Alban's Church, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Guildford station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Worplesdon Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
