How we quote for new build mastic

Call for a quick quote. What matters most is:

  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • The size of the job
  • Whether the work is at height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

When you contact us, it’s useful to know:

  • If someone has resealed it before
  • Roughly how big the job is
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, phone 0345 464 0079 or send us an email.

New build mastic in Fairlands

Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. We are often asked to deal with gaps between new skirting and floors and untidy sealant flagged on a snagging list, on show homes, kitchens and windows & doors.

Somewhere as small as Fairlands, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

You’re covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

Fairlands questions

Can you do new build mastic in Fairlands?

Yes. We work across London and the South East, and Fairlands is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

Do you cover smaller places like Fairlands?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do plot mastic on a new development?

Yes. We work through plots to your schedule, room by room. Get in touch with the number of plots and the scope for a clear quote.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

My new home is still under warranty. Should I contact you?

If you are still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix doesn’t last, we can help.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How much does new build mastic cost in Fairlands?

It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or drop us an email and let us know what needs doing and where.

The process

At the end, we look at the finished work together. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the amount of work. For a village or hamlet like Fairlands, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

Advice

How the job changes by surface

Plot handovers

Send us the schedule and any sealant specification for a quote. Sealant work across the plot is covered.

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When to call us in Fairlands

Sealant applied onto damp surfaces does not bond well. Site programmes don’t always leave time for joints to dry first.

Most people get in touch when they notice one of these:

  • Sealant that never bonded to the surface
  • Worktop and upstand sealant coming away
  • Joints pulling apart as timber shrinks
  • Cracked caulk along new skirting

In and around Fairlands, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • What the cure time is
  • What happens if the job turns out different
  • How the surfaces are prepared before sealing
  • Who turns up on the day

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Baths and trays that move too much for sealant to cope with
  • Cracking that points to a structural problem
  • Damaged fittings that need replacing

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.
