Our new build mastic service in Surrey
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation, because that’s what rushed new-build sealant usually lacks. We’re often asked to deal with skirting joints opening in the first winter and cracks appearing as a new home settles, on kitchens, plot handovers and bathrooms & en suites.
The work is kept neat and contained to the joints we’re treating. Expect the work to take a few hours for most snagging lists, longer for a run of plots, and we tell you how long to leave it before we go.
- Each joint is checked for movement before work begins.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
What affects the price in Surrey
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Around Guildford
We work in homes and buildings around Surrey Maths School, Sandfield Primary School and Guildford High School, among other places. Nearby too are Church of St John the Evangelist (within half a mile east), Stoke Park (less than half a mile east) and The King's Head pub (within half a mile south-east). Guildford’s nearest station is London Road (Guildford) station, roughly 0.6 miles south-east. Well-known places in the area include Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). The countryside around Guildford includes Silent Pool and Pewley Hill.
New build mastic across Surrey: local notes
From Guildford, Woking and Camberley to its smaller places, Surrey has new developments as well as older homes. Snagging in new homes and floor joints in older ones are both part of the work.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in Surrey, joints are cleaned back properly before anything new goes in.
Guildford: Around Guildford, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near London Road (Guildford) station, it’s worth checking the sealant early, while snags are still fresh.
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Raise failed sealant with the developer while you are covered
- Check bath and shower seals every few months as the house settles
- Do not seal over failed sealant yourself
- Photograph failed sealant before it’s redone
Avoid standing on the rim of the bath or the edge of the tray. If a bath or tray moves when you stand in it, get it looked at.
Early snagging is easier snagging. Small faults turn into leaks if left.
Honest limits
It helps to know what we cannot do:
- Leaks from pipes, valves or wastes, which need a plumber
- Movement caused by a poorly fitted tray or bath
- Cracked trays, tiles or worktops
Common problems we fix in Surrey
Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and can tear.
The most common problems we see are:
- Shower seals failing in the first year or two
- Cracked sealant around new window and door frames
- Gaps between new skirting and floors
- Gaps behind new kitchen upstands
For landlords and businesses
For anyone letting property in or around Surrey, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
Housing providers, facilities teams and property managers book us too. Several sites can go on one quote.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Questions from Surrey
Do you work through snagging lists?
Yes. Send us the sealant items on the list, with pictures if you can and we will give you a quote. We’ll flag anything that needs another trade.
Is it worth resealing while the house is still settling?
That depends on the joint. Failed seals in wet areas need doing now, but cosmetic gaps can wait for movement to slow.
Do you take on second-fix sealing for builders?
Yes. We seal plots to the developer’s programme ready for handover. Tell us the plots and the joints involved and we’ll quote.
Can landlords and businesses book you?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Why has my new-build shower seal failed already?
A new house dries and settles for a year or two, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.
