Our bathroom resealing service in CR2
Across CR2, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include leaks into the floor or ceiling below and gaps between the worktop and the wall, on baths, shower trays & enclosures and kitchen worktops & upstands.
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. The work generally takes two to three hours for a typical bath, depending on how much old sealant there is.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
How we quote
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Landmarks near South Croydon
Locally, jobs take us to homes and businesses close to Rutherford School, Purley Oaks Primary School and Duppas Hill, among other places. Also close by are Harris Academy Purley (0.6 miles west), Church of St Augustine (less than half a mile west) and The Purley Arms (within half a mile south-west). South Croydon has its own railway station: Sanderstead station. A little further out are Purley War Memorial Hospital (1.2 miles south-west) and Croydon Airport Visitor Centre (1 mile west). For a walk, there’s Roundshaw Downs and Duppas Hill.
Bathroom resealing across CR2: local notes
CR2 has homes of every age, old and new, with plenty of rented property in places like Croydon, Purley and Waddon. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in CR2.
South Croydon: If you let a flat or house near Sanderstead station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. As a London address, South Croydon can be tricky for parking: let us know about parking bays, permits or a driveway.
Why it fails
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
The problems people usually mention when they call are:
- Damp behind the bath or under the tray
- Leaking joints on a shower screen
- Smears of silicone across the tiles
- A joint torn by a bath that flexes
Why act early?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal.

Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
How to look after the new joints
So the new joints stay in good condition:
- Dry the bead with a towel now and then
- Keep scourers and sharp tools away from the bead
- Let new sealant cure fully before it gets wet
- Keep an eye on the corners, where splits start
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
When it is not the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
Common questions in CR2
Do you work for landlords and businesses?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Where is Mr Mastic based?
We work from Crawley. We cover CR2 and the rest of Greater London, along with the rest of our area.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Are you fully insured?
Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.
