Bathroom resealing near South Croydon

Different surfaces, different methods

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Bathroom resealing for homes and businesses in South Croydon

Homes in South Croydon have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, kitchen worktops & upstands and basins & vanity units, and the jobs we see most are a reseal done over the top of the old bead and water escaping at the shower enclosure.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout, and homes in South Croydon are no different.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

When it is not the sealant

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Failed grout lines across the wall
  • A tray or bath that is cracked through
  • A bath or tray that moves because it isn’t properly supported

If in doubt, call 0345 464 0079 or email us and we will say what we think before you book.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or email us for an honest opinion and a quote.

Questions from South Croydon

Can worn sealant in a flat in South Croydon cause a leak downstairs?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Do you work for landlords with property near Sanderstead station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Are you insured?

Yes. Full insurance covers our work.

Common problems we fix in South Croydon

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for these signs:

  • Cracked, shrunken or lifting silicone
  • New sealant laid over old sealant that is now lifting
  • Mouldy sealant that has gone black
  • Gaps where the bath or tray has moved

For site and facilities teams at buildings such as Purley Oaks Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

10 questions to ask before booking

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Stick to a soft cloth and a mild cleaner
  • Do not let bottles sit on the bead
  • Keep scourers and sharp tools away from the bead
  • Check the joints every few months for splits or lifting

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

How it works

On the day, we look over the joints with you first. We protect the surfaces around the joints before work begins. Most jobs take a couple of hours for a single bath or shower. For a job in South Croydon, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Move anything stored near the joints
  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit

Advice

Bathrooms and kitchens in South Croydon

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. South Croydon has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Church of St Augustine, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Sanderstead station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
