Sealant work in SE25

Bathroom resealing across SE25: what to expect

Across SE25, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for failed sealant on the screen profile and two layers of silicone, both failing, across shower trays & enclosures, baths and sinks & splashbacks.

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes half a day or less for one room, longer when the kitchen is included.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What affects the price in SE25

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

How to get a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Local landmarks in Selhurst

Around Selhurst, our work takes us to homes and buildings near The Albion pub, St Mark's Church of England Primary Academy and Church of St Mark, among other places. Nearby too are South Norwood Recreation Ground (within half a mile south-west) and Harris Academy South Norwood (under half a mile north-west). Selhurst has its own railway station: Norwood Junction station. A little further out are Croydon University Hospital (1.7 miles south-west) and Crystal Palace Museum (1.4 miles north). For a walk, there’s Duppas Hill and Dulwich Upper Wood.

Bathrooms and kitchens across SE25

From Thornton Heath, Selhurst and South Norwood to its smaller places, homes across SE25 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in SE25, surfaces are cleaned back properly before new sealant goes in.

Selhurst: As a London address, Selhurst can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Letting a property close to Norwood Junction station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why deal with it now?

Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

What your quote should include

  • How much experience the applicator has
  • Whether they seal over old material or remove it
  • Whether VAT is included
  • What preparation is included

Quotes for bathroom resealing in SE25

Call for a quick quote. The main things that affect it are:

  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • Any mould that needs treating

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or send us an email and we will talk you through it.

What we need to know

What to tell us when you ask for a quote:

  • A few pictures by email, if you can
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or send us an email.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant
  • Clean with a mild bathroom cleaner and a soft cloth
  • Squeegee the walls and tray after use

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or email us.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Different surfaces, different methods

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Why it fails

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone usually won’t clean off.

Look out for these signs:

  • Gaps where the bath or tray has moved
  • Two layers of silicone, both failing
  • Water escaping at the shower enclosure
  • Sealant that has split, shrunk or peeled away

Questions from SE25

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How much does bathroom resealing cost in SE25?

Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or send us an email with a short description of the job.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

Is white the only colour available?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.
