How we handle bathroom resealing in Elmers End
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Elmers End. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We are often asked to deal with a reseal done over the top of the old bead and black mould in the silicone that won’t clean off, on kitchen worktops & upstands, sinks & splashbacks and basins & vanity units.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Elmers End, that’s a good reason to put tired sealant and grout right early.
Whatever the size of the job, it’s backed by our one-year guarantee.

What bathroom resealing looks like in Elmers End
London has hard water, so limescale builds up on sealant, grout and fittings. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
Managing a site like Marian Vian Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St James's Church, walls and floors in older homes can move, and sealant and grout show it first. Elmers End is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- Whether there’s mould to deal with
- The number of rooms or windows
- Any working-time requirements on site
- The product the joint needs
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or send us an email.
What we need to know
To make quoting easier, please include:
- Pictures of the joints, sent by email
- Roughly how big the job is
- Where the property is
- Whether it has been sealed before
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, ring 0345 464 0079 or drop us an email.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Clean with a mild bathroom cleaner and a soft cloth
- Keep the fan on for a while after bathing
- Dry the bead with a towel now and then
- Keep scourers and sharp tools away from the bead
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Landlords, agents and businesses in Elmers End
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
The process
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning or an afternoon for most single baths and showers. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
- Where the joints are inside, avoid wetting them before we arrive

Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Your questions about bathroom resealing in Elmers End
Do you work for landlords with property near Elmers End station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.
Is parking an issue for bathroom resealing in Elmers End?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Can I choose the colour of the sealant?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
How long does it take to reseal a bath or shower?
It takes a couple of hours for a single bath or shower. We’ll confirm how long your job needs when we quote.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
When something else is needed
In fairness, some problems need a different trade:
- Damage behind the tiles that needs a tiler
- A tray or bath that is cracked through
- Cracked or missing grout between tiles (that is regrouting)
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.
