About bathroom resealing in BR3
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include leaking joints on a shower screen and smears of silicone across the tiles, across shower trays & enclosures, kitchen worktops & upstands and wet rooms.
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a morning or an afternoon for most single baths and showers.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Pricing in BR3

What’s near Beckenham
Around Beckenham, our work takes us to homes and buildings near Beckenham Place Park, The George Inn and Harris Primary Academy Beckenham Green. Also close by are Harris Academy Beckenham (0.6 miles south) and Christ Church (within half a mile south-east). There’s a railway station in Beckenham itself: Beckenham Junction station. A little further out are Greenwich Castle (5 miles north) and The Glades (1.9 miles east). Not far away are Summer Hill and Dacres Wood.
Where we work in BR3
Our bathroom resealing work across BR3 covers homes, rentals and businesses, in Beckenham, Plaistow and Shortlands and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in BR3 is planned around the forecast.
Beckenham: For landlords with property near Beckenham Junction station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Christ Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Signs you need bathroom resealing
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone generally won’t clean off.
If you can see any of these, it’s time to have the joints looked at:
- Leaks into the floor or ceiling below
- A joint torn by a bath that flexes
- Gaps between the worktop and the wall
- Cracked, shrunken or lifting silicone
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Honest limits
We’ll always be straight with you, so here’s what sealant cannot fix:
- Cracks in the tray itself rather than the joint
- Damage behind the tiles that needs a tiler
- A tray that rocks until it’s re-bedded
Aftercare tips
After the cure time, these simple habits help:
- Keep bottles off the sealant line
- Give the silicone its full cure time
- Stick to a soft cloth and a mild cleaner
- Dry worktop joints after washing up
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
For landlords and businesses
We also work for property managers and facilities teams in BR3 and across Greater London. Several sites can be quoted together.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Questions from BR3
Can you get rid of the black mould in my sealant?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Can new silicone go straight over the old?
No. A bead laid over old silicone soon starts to come away, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Can you quote for more than one area?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you cover BR3?
Yes, we do. Our applicators work in BR3, and the service is the same as everywhere else.
