How bathroom resealing works in SE26
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Typical jobs include gaps between the worktop and the wall and black mould in the silicone that won’t clean off, across shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

What’s near Sydenham
Locally, jobs take us to homes and businesses close to St Bartholomews's Church of England Primary School, Fox & Hounds pub and Sydenham High School and the streets around them. Nearby too are Mayow Park (under half a mile north-east), Church of St Bartholomew (under half a mile north-west) and Kirkdale School (within half a mile north-west). There’s a railway station in Sydenham itself: Sydenham station. Other landmarks nearby include Greenwich Castle (4.3 miles north-east) and Crystal Palace Museum (1 mile west). Not far away are Dacres Wood and Knight's Hill.
Bathroom resealing across SE26: local notes
Our bathroom resealing work across SE26 covers homes, rentals and businesses, in Beckenham, Penge and Anerley and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in SE26.
Sydenham: Sydenham is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For an older house near a landmark such as Church of St Bartholomew, walls and floors in older homes can move, and sealant and grout show it first.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Dry the bead with a towel now and then
- Open a window or run the fan so the room dries
- Do not let bottles sit on the bead
- Dry worktop joints after washing up
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Leave it or put it right?
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you.

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Work for landlords, hotels and businesses
We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
If you manage several properties in or around SE26, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.
SE26: your questions answered
Is white the only colour available?
There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Do you have insurance?
Yes. We’re fully insured.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you guarantee your resealing?
Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
