About our regrouting in Sydenham

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. We work on shower walls, tiled floors and bathroom wall tiles, and the jobs we see most are grout that stays dark however much it’s cleaned and splashback grout that has darkened.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Sydenham are no different.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Regrouting in Sydenham: local notes

Sydenham has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

For site and facilities teams at buildings such as Kirkdale School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. As a London address, Sydenham can be tricky for parking: let us know about parking bays, permits or a driveway.

Signs you need regrouting in Sydenham

Soap scum and limescale build up on grout that is hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.

People generally contact us after spotting something like this:

  • Grout stained black or orange that won’t clean
  • Kitchen splashback grout stained by grease
  • Grout in a colour the owner wants to change
  • Dirty, worn grout on a tiled floor

For an older house near a landmark such as Church of St Bartholomew, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before booking

  • Is the old sealant removed completely?
  • Whether they’re fully insured
  • How long the guarantee is
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

What affects the quote in Sydenham

There’s no set price list, because jobs vary so much. The quote depends on:

  • The size of the job
  • The old material and how stubborn it is
  • Access and height
  • How many areas need sealing

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, call 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • Roughly how big the job is

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

What we cannot put right

A few problems are outside what sealant work can do:

  • Failed tanking or waterproofing under the tiles
  • Cracked or broken tiles
  • A floor or wall that keeps moving

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before you book.

What we seal

  • Shower walls
  • Bathroom wall tiles
  • Tiled floors
  • Bathroom floors
  • Wet rooms
  • Kitchen splashbacks

Looking after it afterwards

After the cure time, these simple habits help:

  • Run the extractor fan during and after a shower
  • Use a soft brush rather than a wire one
  • Look at the sealant in the corners now and then
  • Use a squeegee on the tiles after showering

Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.

Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

What happens on the day

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to a full day, depending on the area. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Sydenham. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Before we arrive

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before

Your questions about regrouting in Sydenham

I let a flat near Sydenham station. Can you help?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Can worn sealant in a flat in Sydenham cause a leak downstairs?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Are you insured?

Yes. We’re fully insured.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

How long does regrouting take?

That depends on the amount of work, but as a guide it takes a few hours, or longer for a fully tiled room. We will tell you when we quote.
