Regrouting in Crystal Palace, Greater London
Professional regrouting in and around Crystal Palace, with every bit of old sealant taken out first and a 12-month guarantee.
- Grout washed out of a shower
- Grout in corners that has cracked
- Floor grout that has worn and darkened
For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Regrouting in Crystal Palace, done properly
Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. We are often asked to deal with grout that makes sound tiles look old and corners filled with grout instead of silicone, across wet rooms, bathroom floors and bathroom wall tiles.
London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Crystal Palace more than a cosmetic job.
A 12-month guarantee comes as standard.

What happens on the day
Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take anything from a few hours to a full day, depending on the area. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- We agree the area to be regrouted and point out any loose tiles.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Aftercare tips
To keep the joints looking good and working properly:
- Look at the sealant in the corners now and then
- Clean grout with a mild bathroom cleaner
- Rinse the tiles after showering
- Clean with a soft brush, not anything metal
We will tell you when the area can be used again. Please follow it, and go gently on the grout at first.
Fixing grout early is a small job. Left, the same problem can let water through, so get it looked at when you notice it.

Why deal with it now?
Patching a few joints can look like a quick win, but the patches often do not match, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Crystal Palace, the repair is bigger than a sealant job.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Crystal Palace questions
Can worn sealant in a flat in Crystal Palace cause a leak downstairs?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
I let a flat near Crystal Palace station. Can you help?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Crystal Palace, along with the rest of our area.
Can you regrout if a few tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Grout on its own won’t fix that, and we’ll tell you before we start.
Is the work guaranteed?
There’s a 12-month guarantee on every job, including regrouting.
How do I get a quote for regrouting in Crystal Palace?
Size, access and the old material all affect the cost. Ask us for a quote.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or email us.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Regrouting in Crystal Palace: local notes
Crystal Palace has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near Crystal Palace station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. In the older streets around St Paul's, older homes can move a little, which is hard on rigid grout and tired sealant.

Do you need regrouting in Crystal Palace?
Poor ventilation keeps grout damp, giving mould a place to grow. When black spots keep returning, the mould has generally got into the grout.
Most people get in touch when they notice something like this:
- A grout colour that no longer suits the room
- Grout stained black or orange that won’t clean
- Floor grout that has worn and darkened
- Grout in corners that has cracked
Crystal Palace is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
