Need regrouting in Penge?

Regrouting for homes and businesses in Penge

Before we start, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on tiled floors, bathroom floors and kitchen splashbacks, and the jobs we see most are splashback grout that has darkened and cracked or crumbling grout lines.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a few hours, or longer for a fully tiled room in most cases. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Penge. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Different surfaces, different methods

Bathroom wall tiles

Tiles away from the shower stay drier but grout there still discolours. New grout freshens them up.

Corners and edges

Edges are resealed while we are there, so everything is renewed at once.

How we quote for regrouting

Call for a quick quote. What matters most is:

  • The old material and how stubborn it is
  • Any working-time requirements on site
  • The type of sealant required
  • The number and length of the joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

Honest limits

We will not take on work that will not last, so these are the limits:

  • A floor or wall that keeps moving
  • A leaking wet room membrane
  • Tiles that are loose or hollow behind

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Shower walls
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Bathroom floors
  • Wet rooms
  • Tiled floors

How to look after the new joints

To keep the joints looking good and working properly:

  • Check the corner silicone every few months
  • Give the walls a quick rinse after use
  • Clean grout with a mild bathroom cleaner
  • Use a soft brush rather than a wire one

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and let the room air.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough so early action pays.

Common questions in Penge

Can you help a landlord with a rental near Penge West station?

Yes, we work for landlords and letting agents. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you work in hotels near Penge?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

How long does the job take?

It depends on the size of the job, but most jobs take a few hours, or longer for a fully tiled room. We will give you a better idea when we quote.

What does regrouting cost?

Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or drop us an email and tell us what needs doing and where.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Why it’s worth doing now in Penge

Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Bathrooms and kitchens in Penge

London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Penge has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

Managing a site like Harris Primary Academy Crystal Palace? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Penge West station, stained grout drags a rental down, and regrouting between lets puts that right. In the older streets around Church of St John the Evangelist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
