About bathroom resealing in SE27
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for a reseal done over the top of the old bead and water escaping at the shower enclosure, across basins & vanity units, baths and kitchen worktops & upstands.
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
Why book with us
- Anti-fungal silicone where joints get wet
- We leave the area clean and tidy
- A choice of colours where the product allows

Bathroom resealing across SE27: local notes
SE27 has homes of every age, old and new, and in places like West Norwood, Upper Norwood and Norwood New Town there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in SE27.
West Norwood: Letting a property close to West Norwood station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. West Norwood is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
When something else is needed
We will not take on work that won’t last, so here’s what sealant can’t put right:
- A tray or bath that is cracked through
- Tiles that have come away from the wall
- A leaking waste, trap or valve
What we are called out for in SE27
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
These are the problems we are asked about most:
- A reseal done over the top of the old bead
- Shrunken sealant along the back of a worktop
- Water escaping at the shower enclosure
- Splits where the tray meets the wall
Surface by surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Quotes for bathroom resealing in SE27

What to tell us for a quote
You don’t need to know the technical terms. Just tell us:
- Any previous sealing or DIY work
- The rough size of the job
- Where the job is, and your postcode
- Pictures of the joints, sent by email
If you’re in SE27 and need bathroom resealing, phone 0345 464 0079 or email us. Tell us what the problem is and where, and we will agree the price before any work begins.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
SE27 questions
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you do kitchens as well as bathrooms?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
