Bathroom resealing in SE24: how it works

Across SE24, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on shower trays & enclosures, baths and wet rooms, and common reasons people get in touch are water getting behind the kitchen upstand and leaks into the floor or ceiling below.

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

What’s near Herne Hill

Typical jobs here are in homes near The Charter School, Belair Park and The Charter School and the streets around them. Herne Hill has its own railway station: North Dulwich station. For a walk, there’s Battersea Park Lake and Knight's Hill.

Bathrooms and kitchens across SE24

Across SE24, from Herne Hill, Camberwell and Loughborough Junction outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in SE24.

Herne Hill: If you look after a building such as Judith Kerr Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to North Dulwich station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Different surfaces, different methods

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

How to look after the new joints

Looking after new joints is easy:

  • Do not let bottles sit on the bead
  • Avoid abrasive pads on the sealant
  • Run the extractor fan during and after every shower
  • Let new sealant cure fully before it gets wet

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Landlord and commercial work in SE24

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Why it fails

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

It’s worth asking for a quote if you see:

  • A reseal done over the top of the old bead
  • Water escaping at the shower enclosure
  • Shrunken sealant along the back of a worktop
  • Damp behind the bath or under the tray

SE24 questions

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Do you come to SE24?

Yes, we do. SE24 is part of the area we cover.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
