How bathroom resealing works in BR2
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include gaps where the bath or tray has moved and leaking joints on a shower screen, across kitchen worktops & upstands, baths and shower trays & enclosures.
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the amount of work.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What you will pay
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Local landmarks in Bromley
We work in homes and buildings around St Mark's Church of England Primary School, The Richmal Crompton pub and Holy Trinity College Bromley. You’ll also find Bullers Wood School for Boys (1.2 miles east), Church of St Peter and St Paul (less than half a mile north) and Church House Gardens (less than half a mile north-west). There’s a railway station in Bromley itself: Bromley South station. A little further out are The Mall (less than half a mile east) and Bromley Hospital (within half a mile south-east). Open spaces near Bromley include Downham Woodland Walk and Summer Hill.
Where we work in BR2
From Bromley, Chislehurst and Plaistow to its smaller places, homes across BR2 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in BR2, surfaces are cleaned back properly before new sealant goes in.
Bromley: As a London address, Bromley can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Homes close to Church of St Peter and St Paul include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
What sealant work cannot fix
We will always be straight with you, so here’s what sealant cannot fix:
- Movement from a bath with loose feet or no proper support
- A cracked shower tray or bath (that needs repair or replacement)
- A leaking waste, trap or valve
Work for landlords, hotels and businesses
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
We also work for property managers and facilities teams in BR2 and across Greater London. We can quote a run of properties together, and we’re fully insured.
Signs you need bathroom resealing
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
It’s worth asking for a quote if you see:
- Water getting behind the bath panel
- New sealant laid over old sealant that is now lifting
- Black mould in the silicone that will not clean off
- Gaps where the bath or tray has moved
What affects the cost of bathroom resealing
You will get a clear quote before any work starts. It takes into account:
- The type of sealant required
- The number of rooms or windows
- When we can work, for business premises
- The amount of work
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
What to tell us for a quote
You do not need to know the technical terms. It helps if you can tell us:
- The type of property
- The address or postcode of the job
- Whether it has been sealed before
- Photos by email, if that is easy
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
BR2 questions
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where do you work from?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.
