About our bathroom resealing in Chislehurst

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on basins & vanity units, shower trays & enclosures and wet rooms, and people most often call us about black mould in the silicone that won’t clean off and a reseal done over the top of the old bead.

Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Chislehurst, getting the joints right keeps water where it belongs and the room looking clean.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Chislehurst: your questions answered

I live in a flat in Chislehurst. Can a failed seal leak into the flat below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Can parking be tricky for a visit in Chislehurst?

Parking in Chislehurst, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Chislehurst, along with the rest of our area.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Does the resealing come with a guarantee?

Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. For a job in Chislehurst, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky

Advice

Surface by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • A tray or bath that’s cracked through
  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Squeegee the walls and tray after use
  • Do not let bottles sit on the bead
  • Clean with a mild bathroom cleaner and a soft cloth
  • Don’t leave water standing on kitchen joints

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it. Replacing the sealant early keeps the job small.

What we’re called out for in Chislehurst

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Common reasons people contact us are:

  • A messy, uneven bead from a previous reseal
  • Gaps between the worktop and the wall
  • Black spots spreading through the bead
  • Leaks into the floor or ceiling below

If you let a flat or house near Chislehurst station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Our hiring checklist

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Work for landlords, hotels and businesses

Landlords and letting agents in Chislehurst can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Bathrooms and kitchens in Chislehurst

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London has hard water, which leaves limescale on sealant, grout and taps.

For an older house near a landmark such as Parish Church The Annunciation Of Blessed Virgin Mary, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Red Hill Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
