How we handle bathroom resealing in Sundridge

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on baths, wet rooms and shower trays & enclosures, and people most often call us about water getting behind the kitchen upstand and new sealant laid over old sealant that is now lifting.

London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Sundridge more than a cosmetic job.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Sundridge, the repair is bigger than the sealant job would have been.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Why choose Mr Mastic in Sundridge

  • Arbo and Everbuild products
  • Full insurance on every job
  • Sanitary silicone with an anti-fungal additive in wet areas
  • Experience in homes, commercial sites and hotels

Surface by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

What affects the cost of bathroom resealing

For a quick quote, just ask. What matters most is:

  • The product the joint needs
  • The size of the job
  • How easy the joints are to reach
  • The old material and how stubborn it is

Combining jobs into one visit generally makes better use of the time than several visits. We will give you a clear price for the lot.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Whether it’s a home or a business
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints

There’s no standard price list. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or email us.

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. In Sundridge, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Questions from Sundridge

Can parking be tricky for a visit in Sundridge?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Do you work for landlords with property near Sundridge Park station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

Can you quote for more than one area?

Yes. Just list everything you need.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Signs you need bathroom resealing in Sundridge

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

These are the problems we are asked about most:

  • Damp behind the bath or under the tray
  • Black spots spreading through the bead
  • A bead that has pulled away from the tiles
  • Lumpy, uneven sealant from a DIY attempt

If you let a flat or house near Sundridge Park station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Questions to ask before you book

  • Whether VAT is included
  • How long to leave it before use
  • The length of the guarantee
  • Which colour the sealant will be

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Failed grout lines across the wall
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before booking.
