Chinbrook Bathroom Resealing
Bathroom resealing for Chinbrook and the surrounding area: the right sealant, proper preparation and a neat finish. Call for a quick quote.
- Splits where the tray meets the wall
- Failed sealant on the screen profile
- Gaps between the worktop and the wall
When it is not the sealant
We will not take on work that won’t last, so these are the limits:
- Movement from a bath with loose feet or no proper support
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Water getting in through the grout rather than the sealant
If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

How we handle bathroom resealing in Chinbrook
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Chinbrook. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on baths, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are sealant that has split, shrunk or peeled away and two layers of silicone, both failing.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Your questions about bathroom resealing in Chinbrook
Can worn sealant in a flat in Chinbrook cause a leak downstairs?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. Cutting out the old sealant and laying a new bead early stops it getting that far.
I let a flat near Grove Park station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or send us an email.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Leave it or put it right?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Chinbrook.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Why us?
- Sealant colour chosen to suit
- Anti-fungal sanitary silicone in wet areas
- Approved under the ARBOMaster scheme
- We leave the area clean and tidy

Bathroom resealing around Chinbrook
London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.

What affects the quote in Chinbrook
You’ll get a clear quote before any work starts. It’s based on:
- Access and height
- When we can work, for business premises
- How much there is to do
- Which sealant suits the joint
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.
What to tell us for a quote
What to tell us when you ask for a quote:
- Any previous sealing or DIY work
- A few pictures by email, if you can
- Roughly how big the job is
- Access, such as stairs, a lift or height
Every job is quoted individually. Just ring 0345 464 0079 or send us an email with the details, and pictures are welcome.
Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How the visit works
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for a single bath or shower. In Chinbrook, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Use gentle cleaners on the silicone
- Look for lifting corners and small gaps now and then
- Keep scourers and sharp tools away from the bead
- Don’t let bottles sit on the bead
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
What the job involves on each surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.
