- Leaks into the floor or ceiling below
- Splits where the tray meets the wall
Bathroom resealing in Horn Park
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have a joint torn by a bath that flexes and a reseal done over the top of the old bead, we can help, whatever the surface.
Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. In Horn Park, that is a good reason to put tired sealant and grout right early.
The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or email us.

Work for landlords, hotels and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
We also work for property managers and facilities teams in Horn Park and across Greater London. Several sites can go on one quote.
What affects the cost of bathroom resealing
We don’t publish a price list, because no two jobs are the same. What we look at:
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
- The product the joint needs
- How many rooms, windows or areas are involved
Combining jobs into one visit is usually more efficient than separate visits. We will give you a clear quote for the lot.
Helping us quote
What to tell us when you ask for a quote:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- A few pictures by email, if you can
- The type of property
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or email us.
What happens on the day
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes half a day or less for one room, longer when the kitchen is included. In Horn Park, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Mention any leaks or damp you’ve noticed
- Keep pets and children clear of the area while we work

What we can’t put right
Sealant is not the answer to every problem, and we will tell you before we start. It won’t solve:
- Movement from a bath with loose feet or no proper support
- Damage behind the tiles that needs a tiler
- Cracks in the tray itself rather than the joint
If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before booking.
Joints and surfaces we work on
- Basins & vanity units
- Baths
- Kitchen worktops & upstands
- Sinks & splashbacks
- Wet rooms
- Shower trays & enclosures
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Do not leave water standing on kitchen joints
- Keep bottles off the sealant line
- Keep scourers and sharp tools away from the bead
- Dry the bead with a towel now and then
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Bathroom resealing around Horn Park
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Horn Park Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Horn Park is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Letting a property close to Lee station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Horn Park questions
Is parking an issue for bathroom resealing in Horn Park?
Parking in Horn Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
I live in a flat in Horn Park. Can a failed seal leak into the flat below?
Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.
Is the work guaranteed?
Yes. Our 12-month guarantee covers every job, and we’re fully insured.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you cover Horn Park?
Yes. We work in Horn Park, as part of our work across South East England, London and Scotland. To book, call 0345 464 0079 or drop us an email.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Surface by surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
