How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Dry worktop joints after washing up
  • Keep the fan on for a while after bathing
  • Use gentle cleaners on the silicone
  • Wait for the cure time we give you

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Bathroom resealing for homes and businesses in Lee

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you are dealing with lumpy, uneven sealant from a DIY attempt and a bead that has pulled away from the tiles, we can help, whatever the surface.

London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Lee, that is a good reason to put tired sealant and grout right early.

A 12-month guarantee comes as standard.

What bathroom resealing looks like in Lee

London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Lee. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

As a London address, Lee can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as Brindishe Lee School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Church of the Good Shepherd, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Honest limits

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Water getting in through the grout rather than the sealant
  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Where we work in Lee

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What the job involves on each surface

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Quotes for bathroom resealing in Lee

Your quote is based on your job. We look at:

  • Mould in or behind the old joints
  • The size of the job
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • A few pictures by email, if you can
  • If someone has resealed it before

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, phone 0345 464 0079 or drop us an email.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. In Lee, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Common questions in Lee

Is parking an issue for bathroom resealing in Lee?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

I live in a flat in Lee. Can a failed seal leak into the flat below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Do you come to Lee?

Yes. We’re based in Crawley and work across South East England, London and Scotland, Lee included.

Can landlords and businesses book you?

Yes, we do. We work in homes, commercial premises and hotels.
