New build mastic in Horn Park, done properly
Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. We are often asked to deal with leaking shower tray seals in a new home and sealant work across a run of new homes, on show homes, kitchens and skirting & floors.
Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, while new homes need a neat, sound finish around frames, baths and kitchens before handover, in Horn Park and beyond.
You’re covered for a year from the day we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Joints and finishes in Horn Park homes
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.
Horn Park is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For new homes near Lee station, it’s worth checking the sealant early, while snags are still fresh.

Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
The process
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most snagging lists, longer for a run of plots. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Tell us about any previous sealing or DIY attempts

How to look after the new joints
To keep the joints looking good and working properly:
- Follow the cure time we give you
- Avoid running a DIY bead over the old one
- Get a leaking seal dealt with straight away
- Clean sealant with mild detergent, not abrasives
Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing so moisture does not sit on the sealant.
Do not let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you.
Surface by surface
Kitchens
Beside the sink, the joint takes water every day. A kitchen sealant goes in there, food-safe where it’s needed.
Skirting and floors
New homes often develop a gap between skirting and floor. We seal it with a flexible sealant that copes with the movement.

When something else is needed
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Cracking that points to a structural problem
- Movement caused by a poorly fitted tray or bath
- Broken tiles or a split tray
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

Horn Park questions
Do you cover Horn Park for new build mastic?
Yes. Our work covers London and the South East, and Horn Park is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear price.
Do you work for landlords with property near Lee station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
Will you just run a new bead over the existing one?
No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. Our applicators cover Horn Park.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Why deal with it now?
DIY kits do not solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Proper removal and preparation are what make it last. In a flat in Horn Park, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
